  • The Eaglewood Homes office is closed on weekends and major holidays. All meetings take place during business hours. Monday - Friday from 9am - 3pm.
  • No buyer supplied labor or materials are allowed.
  • Eaglewood Homes does not build on buyer-owned lots.
  • Build contracts may not be contingent in any way.
  • All earnest money / deposits are non-refundable for any reason and are credited to buyer at closing.

Document

Research / Pre-Qualification

  • Find a licensed real estate agent to represent you (we can refer a great agent unaffiliated with Eaglewood!).
  • Provide a list of desired floor plans / lots to your agent so we can gather preliminary pricing.
  • Get pre-qualified with the lender of your choosing (ask us about our preferred lender incentives).
  • Pre-qualification and proof of funds is required before the first meeting with Eaglewood Homes.

Meeting

Initial Meeting at Eaglewood

  • We will go over the build-job process in detail and answer any questions you have.
  • We will review your chosen plan in detail so you know what the standard price includes / excludes.
  • This is the only in-person meeting allowed before a lot reservation contract and deposit is required.

Contract

Lot Reservation Contract & Deposit

  • This contract will reserve your chosen lot and allow us to begin designing your new home!
  • $3,000 deposit is due directly to Eaglewood at this time, this amount will be applied to required earnest money at the time of your final build contract. This deposit is not refundable for any reason.

Meeting

Plan Meetings (3 Maximum)

  • We will review your chosen floor plan and its orientation / placement on the selected lot.
  • We will discuss any desired modifications and or upgrades.
  • After final floor plans are drawn, you will have a chance to review and sign before they are submitted for building permits.
  • Additional meetings (beyond the 3 allowed) will be billed at $200 per hour.

Contract

Final Build Contract & Earnest Money

  • A minimum of 5% non refundable earnest money is required to begin construction.
  • Your agent will prepare the purchase & sale agreement and review the contract and addendum with you before you sign. Earnest money is due directly to Eaglewood.
  • The cost of any plan upgrades is also due at this time in addition to earnest money.

Submit Building Permits

Meeting

Selections Meetings (3 Maximum)

  • Up to three design meetings take place with our designer at Nampa Floors over the course of 2 weeks.
  • Please send ideas / photos of what you want your home to look like before your first meeting!
  • Your first two design meetings are 2 hours long, and 1 hour for your final selections review meeting.
  • The cost of any selections upgrades are due before constructions begins.
  • If additional meetings are required, they will be billed at $200 per hour.

Construction Begins

Construction

On Site Construction Meeting #1 (Framing)

  • Takes place approximately 4-5 weeks after start of construction.
  • Review home / room layout.
  • Designate any specialty electrical / plumbing / mechanical needs.

Construction

On Site Construction Meeting #2 (Post Rough)

  • Takes place approximately 6-8 weeks after start of construction.
  • Review plumbing / electrical / mechanical locations.
  • Last chance to request changes to plumbing / electrical / mechanical systems (will incur costs).

Document

Closing Date

  • At the "drywall" phase of construction - approximately halfway through construction, a final closing date will be given. We will make an addendum and send to your agent for your signature.

On Site Construction Meeting #3 (Landscaping)

  • This meeting is scheduled after closing date has been determined (depending on weather).
  • We will meet to mark out the location of planter beds, grass, trees, and gates (if applicable).
  • A landscaping plan will be drafted for your approval.

Construction

Final Construction Walk-Through / New Homeowner Orientation (NHO)

  • Takes place approximately 2 weeks prior to closing.
  • We will verify RE-10 repairs and add any unfinished item(s) to the walkthrough inspection list.
  • The construction / warranty manager will provide your new home orientation and education.

Home Closing!

Warranty

Warranty Walkthrough (30 Days)

  • The warranty manager will meet you at your home to address any issues that have arisen since move-in.
  • This is the last opportunity for cosmetic repairs.

Warranty

Warranty Walkthrough (11 Months)

  • The warranty manager will reach out to you to schedule this final meeting before warranty expires.
  • Most defects in workmanship should be evident before this point so we can correct the issue!
