HOW LONG DOES IT TAKE TO BUILD A HOME WITH Eaglewood?

Typically the entire process from contract to closing takes about 6 months. This includes time required to create construction drawings and obtain the required permits. Generally around the drywall phase of construction, we are able to provide you with a more accurate closing date that is often sooner than the 6 month mark.


CAN I MAKE MODIFICATIONS TO AN EXISTING Eaglewood PLAN?

Eaglewood Homes is a "Semi-Custom" builder. We do allow small changes but we have spent considerable time and resources to refine our home designs and processes in a way that offers value and efficiency to our homeowners. The best value we can offer you is in adhering to our already high standards of building. If you require multiple and/or extensive adjustments, a custom home builder would probably best serve your needs, but keep in mind that custom builders often charge much more for their services. Small adjustments will be taken into consideration on a case by case basis, but Eaglewood reserves the right to deny any upgrade request that deviates too far from our standards.


WHAT IS THE DIFFERENCE BETWEEN A "BUILD JOB" AND "SPEC"?

A "Build Job" is a project where a buyer chooses a specific floor plan and a specific lot to build on. During the build job process, a buyer is also allowed to make their own selections for the home including paint colors, flooring, countertops, tile, and other aesthetic "finishes." A "Spec" home is a home for sale that Eaglewood has chosen the floorplan, lot, and selections for. Our interior designer has carefully put together a selections package that is beautiful and will appeal to a wide variety of tastes. These homes appear on our New Homes for Sale page in varying degrees of construction: "To Be Built", "Under Construction" and "Move-In Ready." These homes can be purchased at any point during construction – but no changes or selections can be made.


CAN I RESERVE A LOT TO BUILD ON LATER?

No. Eaglewood will not hold a lot for longer than it takes to prepare the home for construction (3-4) weeks – construction must proceed as soon as the contract is signed.


WHAT ARE MY OPTIONS FOR FINISHES IN MY HOME?

Our design studio is filled with exciting selections to make your home reflect your style! If you need a starting point, we do have several pre-defined finish packages you can use or modify. Our interior designer can also give advice or create a package for you if needed. We provide these interior design services free of charge to our clients.


DO I NEED TO BE PRE-QUALIFIED FOR FINANCING BEFORE MEETING WITH Eaglewood Homes?

No, if you haven't had a chance to look into financing yet we can help you with that. We have preferred lenders that work closely with us to ensure you get the best rates and service available.


DO I NEED TO HAVE A REALTOR BEFORE MEETING WITH Eaglewood?

No, although we welcome realtors at all times, we also work directly with clients that do not have a realtor. Many of the communities we build in are marketed by real estate agents who assist in coordinating sales and creating contracts.


DOES Eaglewood REQUIRE A DEPOSIT OR EARNEST MONEY TO BUILD A BUILD JOB?

Yes, a custom build with Eaglewood requires $15,000 or 5% non-refundable deposit due upon approval of construction plans. The exact amount may vary depending on the nature of the project.


CAN I BUILD A HOME IF I HAVE A HOME TO SELL?

Eaglewood will evaluate contingent offers and may agree to a contingency; however, terms on contingent offers are as follows:

We would require $1,000 non-refundable earnest money to put a contract on a home. You would have 21 days to remove the contingency from the contract – after which you are able to go through the selections process and get started on construction. If you were not able to get your current home under contract during those 21 days, you must remove the contingency or forfeit your $1,000 earnest money.

You may choose to proceed with the new construction without a contingency - and sell your current home closer to the closing date of the new home so you have a place to live during the 6 months of construction. In order to do this you would have to qualify for a loan on the new home while you still have your old home – and if you are unable to sell your old home, you are still required to purchase your new home or forfeit the $15,000 non-refundable earnest money you paid at the beginning of construction.


DOES Eaglewood PROVIDE A HOME WARRANTY?

Yes, we offer the best warranty in the business! We take a proactive approach to warranty and do multiple walk-throughs with you at your home to demonstrate how systems work and address any concerns you may have. We want to make sure our homeowners are completely satisfied and love their beautiful home!
