WHAT IS A "SPEC" VS "PRE-SOLD SPEC" VS "PRE-SOLD"?

We offer 3 different building options:

Spec Home – A spec home is a home for sale where Eaglewood has chosen the lot, floorplan, and finishes. Our interior designer has carefully put together a beautiful finish package that will appeal to a wide variety of tastes. These homes appear on our New Homes for Sale page and may be "Under Construction" or "Move-In Ready". Spec homes can be purchased at any point during construction – but no changes or selections can be made. This is the quickest and easiest way to get into a new Eaglewood home! Earnest money on spec homes is 1% minimum*, non-refundable.

Pre-Sold Spec Home – Lots that already have a floorplan assigned, but haven’t started framing can be converted to a pre-sold spec. Homes in this category will say "This home is in the planning stages" in the construction status box on the lot detail page. Buyers can make selections and choose paints / flooring / countertops / cabinets etc.; however, once framing begins the selections package will be designed by Eaglewood and the home will become a spec home, so move quickly if you are interested in a pre-sold spec home! Earnest money for pre-sold spec homes is 3% minimum*, non-refundable.

Pre-Sold or Semi-Custom Build Job – We can take your favorite plan and put it on any lot we have available (as long as it fits and there isn’t the same plan nearby). Buyers can make selections and even some plan modifications to really make the home perfect for them! Depending on the level of modification, this process can take 6-8 months. Earnest money is 5% minimum*, non-refundable.

Eaglewood Homes is a "Semi-Custom" builder. We do allow small changes but we have spent considerable time and resources to refine our home designs and processes in a way that offers value and efficiency to our homeowners. The best value we can offer you is to adhere to our already high standards of building. If you require multiple and/or extensive adjustments, a custom home builder may best serve your needs, but keep in mind that custom builders often charge much more for their services. Small adjustments will be taken into consideration on a case by case basis, but Eaglewood reserves the right to deny any upgrade request that deviates too far from our standards.

DO I NEED TO HAVE A REAL ESTATE AGENT?

In most real estate transactions there are two real estate agents: one to represent the buyer and one to represent the seller. The seller’s agent lists the house for sale and provides all of the visual materials needed to sell the home. The buyer’s agent typically accompanies buyers in their home search and allows access to the homes on the market. To tour Eaglewood’s New Homes For Sale, you will need a real estate agent to access the lockbox and let you in. If you are interested in touring or submitting an offer on an Eaglewood home but don’t have an agent – please contact us, we can help! Depending on your needs, we can help you view our homes, write up a contract for one of our homes, or refer you to a stellar agent to help you with all of your real estate needs including selling your current home!


DO I NEED TO BE PRE-QUALIFIED FOR FINANCING BEFORE MEETING WITH EAGLEWOOD HOMES?

No, if you haven’t had a chance to look into financing yet we can help you with that. We have a preferred lender that works closely with us to ensure you get the best rates and service available. You should, however, be pre-qualified for financing before submitting an offer on a “Spec” home as your prequalification letter is required documentation you must submit along with your offer. Our preferred lender is John Spiker at Academy Mortgage.


HOW LONG DOES IT TAKE TO BUILD A HOME WITH Eaglewood?

Typically the entire construction process takes about 6 months. For a Semi-custom build job, the time may be longer depending on the selections and plan modifications.


CAN I RESERVE A LOT TO BUILD ON LATER?

No. Eaglewood will not hold a lot for longer than it takes to prepare the home for construction (3-4) weeks – construction must proceed as soon as the contract is signed.


WHAT ARE MY OPTIONS FOR FINISHES IN MY HOME?

If you are getting an Eaglewood home that is either a pre-sold spec or a semi-custom build job, you will have an opportunity to make it reflect your style with your own design selections! You will be working closely with a design consultant that can assist you throughout the design selection process in a showroom with multiple options. We provide these design services free of charge to our clients.


HOW MUCH EARNEST MONEY IS REQUIRED FOR AN EAGLEWOOD HOME?

These amounts may vary depending on the project, but generally you can expect:

Spec Homes – 1% non-refundable
Pre-Sold Spec Homes – 3% non-refundable
Semi-Custom Build Job – 5% non refundable

CAN I BUILD OR BUY AN EAGLEWOOD HOME IF I HAVE A HOME TO SELL?

If you would like to purchase an Eaglewood home, but still have your current home to sell: You must have your home on the market and UNDER NON-CONTINGENT CONTRACT before submitting an offer on any Eaglewood home. If you are taking out a loan to purchase an Eaglewood home, you are required to show proof of funds if your loan amount is less than the purchase price.

You may choose to proceed with a build job or pre-sold spec without a contingency - and sell your current home closer to the closing date of the new home so you have a place to live during construction. In order to do this you would have to qualify for a loan on the new home while you still have your current home. Even if it takes longer than expected or you are unable to sell your current home, you are still required to purchase your new home on the date specified in your contract or forfeit the non-refundable earnest money you paid at the beginning of construction. Delays in closing to accommodate the sale of your current home are at the discretion of the builder and are charged at $100 per day past the contract closing date.


DOES Eaglewood PROVIDE A HOME WARRANTY?

Yes, we offer the best warranty in the business! We take a proactive approach to warranty and do multiple walk-throughs with you at your home to demonstrate how systems work and address any concerns you may have. We want to make sure our homeowners are completely satisfied and love their beautiful home!
